IMHO, a survey is almost sure to turn up some defects as to condition, repair/replacements soon needed,etc. With these comments from a third disinterested party with some authority on the matter, you (the buyer) now have the seller negotiating two against one. Don't beat the seller up, but at least get your cost of the survey. If it is to be surveyed for fianancing reasons, so much the better. The seller wants to sell and probably sooner than later. If the bank is likely to reject the selling price due to condition, the seller has potentially lost a buyer and is likely to loose the next "financing" buyer at that price. His number of interested and "CAPABLE" buyers shrink significantly, thus a longer time to a sale.
Bottom line, the surveyor is the buyer's friend in the transaction! Just my opinion.
