soft spot near console

been looking for 23 cc, preferable Potter Hull, but cant always get what you want. have found some mid to late 80's models, one in particular just called on today, the broker mentioned a soft spot on deck on starboard side of console. he said it is not horrible and some people dont even notice it, but most would. my question is this, is it possible this is just isolated or is it a warning of more to come? its an '86. i asked about the condition on the rest of boat and he said it seemed very good. regarding transom, said he could stand on the motors and push down(when up) and it seemed solid, no flex etc... boat is far away and I havent seen it myself. just figured I'd ask opinions.
