First, it's very cool to see your work on the 25 Seafari. Thanks for taking the time to post in such detail. I can't wait to see the finished product.

Here's another option to consider if you're going to have fresh water wash-down. I've picked up a 32 gallon polyethylene fresh water tank that fits under the cabin sole. That will provide about 260 lbs of ballast forward when full. Here are shots of the tank, the space under the cabin sole, and the tank slid in place:
