Doug -

Believe me no one is kicking themselves harder than myself. If I could of turned back the clock I would of just bought it with my own cash.

I spent a day checking marinas, insurance companies and finally was contacted with a broker/surveyor. I was told the cost to get an appraisal would of been $500-$700 and it would of taken a few days to get the actual paperwork. That's time I didn't have, as you know.

Now I'm back here at step one. It sucks!
