Default 23 sceptre?

I am looking at a 23 to restore. Looking for an Idea of value, as is-is and restored. It is a 77 23 sceptre o/b with no trailer or power. The boat is compleet with hydro steering and trim tabs. The deck has a few soft spots and the transom looks OK. It has bottom paint but the rest of the boat is organal gel-cote in fare shape with just a few nicks and cracks.
