thank you frank for the info.there is no water in the lower unit . i checked it this morning when i went and looked at the boat.

the soft spot in the floor is about 9 in long and about 6 in wide it runs along side the anchor box in the bow of the boat. the transom is solid,(took a scrach awl and could not get it bearly into the fiber glass, very few spider cracks in the paint. the motor has good compression all cylinders about 130 psi. so iam going to make a offer and see what happens.
